Every managed property has a named property manager - a local professional who knows your property, knows your tenant and is empowered to make decisions without escalating everything upwards. When you call, you speak to someone who knows your file. When your tenant calls, the same applies.
Our property managers are ARLA Propertymark qualified and based across our offices. They are not managing properties they’ve never visited in postcodes they’ve never worked in. They know the market, they know the area and they understand the specific demands of the local rental stock - from Victorian terraces in Chatham to modern apartments in Canterbury city centre.

Rent Collection & Financial Reporting
Rent is collected monthly and transferred to you within 3 to 5 working days, every time. You
receive a clear monthly statement and, at year end, a full landlord income report to simplify your tax return. Arrears are chased promptly and professionally - we don’t let small problems become large ones through inaction.
For landlords on our Insured and Ultimate packages, rent guarantee insurance is included as standard. If a tenant stops paying, you don’t. We manage the recovery process and you continue to receive your income.

Maintenance Coordination
Maintenance is the area where management fees earn their keep - or don’t. At RedDoor,
every maintenance report is triaged the same day. Genuine emergencies are dispatched
immediately to our network of vetted local contractors. Non-urgent works are assessed, costed and brought to you for approval where required before instruction.
Our contractor relationships are built on reliability and fair pricing - they work regularly across our portfolio, which means they show up, they do the job properly and they don’t overcharge. A supervision fee applies to major works over £500.
You can also report maintenance directly through our Fixflo portal - available 24 hours a day - and track the status of every open job in real time.

Property Inspections
We carry out twice-yearly property inspections on every managed property. Our inspections are thorough: we assess condition, identify emerging maintenance issues before they become expensive, check that the property is being used in line with the tenancy agreement and give you a written report with photographs.
Regular inspections protect your asset. They also maintain a professional relationship with your tenants - one that communicates clearly that the property is cared for and well managed. Tenants in well-managed properties stay longer.

Legal Compliance - All of It
Lettings compliance is complex, consequential and constantly evolving. The Renters Rights
Act, EPC minimum standards, electrical safety inspections, gas safety certificates, smoke
and carbon monoxide alarm requirements, deposit protection, licensing - getting any of it wrong exposes you to significant fines and can make it legally impossible to regain possession of your property.
RedDoor Homes tracks every compliance obligation across our managed portfolio. We monitor certificate expiry dates, prompt you when action is required, arrange renewals through our approved contractor network and maintain a compliance record for every property. You don’t need to know the legislation inside out. We do - and we make sure your portfolio stays on the right side of it.

Annual Rent Reviews
A tenancy that rolls over without a rent review is money left on the table. Most agents let it happen because a rent review conversation with a sitting tenant is mildly uncomfortable and takes effort. We do it anyway, because it is our job.
We benchmark your property against current market rents once a year, advise you on the appropriate increase and issue the appropriate notice to your tenants. The results are consistent and significant.

End-of-Tenancy Management
When a tenancy ends, we manage the full check-out process: independent inventory comparison, schedule of condition assessment, deposit negotiation and return.
Disputes are handled calmly, firmly and with the documentation to support your position. We re-market your property immediately to minimise the void between tenancies.
