Before you begin viewing seriously, understand your budget — and have a mortgage agreement in principle in place. It makes your offer credible and means you can move quickly when you find the right property. We can refer you to trusted mortgage advisers if you need one.
Tell us what you’re looking for and we’ll notify you when suitable properties come to market — sometimes before they’re publicly listed. The best properties move quickly; being registered means you hear first.
We’ll accompany you through the properties we’re marketing, give you honest information and encourage you to ask every question that matters. We’d rather help you make the right decision than close a sale on the wrong one.
When you’ve found your property, we’ll submit your offer to the vendor and advise both parties through negotiation. We aim for clean, well-structured transactions — clearly agreed terms, realistic timescales and transparent communication throughout.
Conveyancing
Once your offer is accepted, you’ll need a solicitor to handle the legal transfer. We can recommend experienced local conveyancers if you don’t already have one. Choosing the right solicitor makes a material difference to how smoothly the process runs.
Survey
Always commission an independent survey. A homebuyer’s report or full structural survey gives you peace of mind and can inform any renegotiation if issues are identified. Skipping a survey is a false economy.
Exchange is when the contracts are signed and the transaction becomes legally binding.
Completion is when the keys are yours. We’ll keep you informed throughout and help manage any issues that arise between the two.
