Whether this is your first let or your fiftieth, our process is designed to get your property to market quickly, find the right tenant for your circumstances and protect you at every step of the tenancy.
We start with a genuine assessment of your property and the market. We won’t inflate a figure to win your business — we’ll give you comparable evidence, an honest opinion on pricing and advice on anything that could improve either your rent or the speed of letting. A correctly priced property always outperforms an overpriced one.
First impressions drive results. We’ll advise on presentation — from decluttering to professional cleaning to any minor maintenance worth addressing before photographs are taken. Our photography is professional, our floor plans detailed and our listings copy sharp. Your property deserves to stand out, and we make sure it does.
Your property goes live across Rightmove, Zoopla and our own website, supported by our existing applicant database. We follow up by phone with every suitable registered applicant— not just by email. In an active market, the difference between letting quickly and not is often the agent’s energy and follow-through. We bring both.
We accompany every viewing. Every one. We know your property, we can answer questions intelligently and we gather honest feedback after each visit — which we share with you to inform any adjustments to strategy. An agent who sends tenants off alone isn’t doing their job.
5. Referencing
We use an independent third-party referencing agency to carry out thorough checks on every prospective tenant — employment, income, previous landlord references and credit history. The same agency provides our rent protection and legal expenses insurance, so they have a direct interest in getting it right. We also consider the applicant’s circumstances holistically: long-term movers, school catchment relocations and family tenants all signal stability — and stable tenants are good landlords.
We prepare a robust, legally compliant tenancy agreement, coordinate the professional inventory and schedule of condition, and manage move-in day from end to end. All tenancy documents are signed, first month’s rent and deposit collected, and we walk tenants through their obligations in person. The inventory is your protection against any deposit dispute — we treat it accordingly.
For landlords on our management service, the relationship doesn’t end at move-in. Our local property management team handles all maintenance, conducts regular inspections, manages renewals and rent reviews, and is available in person, by phone or online whenever you or your tenant need us.

Insurance
Standard home insurance does not cover a tenanted property. You need specialist landlord insurance, and you need it from day one. RedDoor Homes works with Brownhill Insurance, whose policies are specifically designed for landlords — competitive, comprehensive and transparent. We use them for our own properties.
Our preferred rent protection policy covers loss of rental income from day one, zero excess, and includes management of the rent recovery and eviction process on your behalf. The legal expenses element means a dispute with a tenant — however unlikely — doesn’t result in an unexpected bill. It’s not a product we sell casually. It’s one we recommend because we’ve seen what happens without it.
